Architects and urban designers Stock Woolstencroft win planning permission

Stock Woolstencroft have won planning permission for a residential led, mixed-use development at Bow Common Lane, East London, following extensive consultation and negotiations with planners. The development comprises 157 units (of which 37% will be affordable housing) and 868 sq m commercial space. It will range from three to 12 storeys, in two blocks arranged either side of a central, innovatively landscaped, south-facing courtyard. The tower will benefit from views across Bartlett Park (also scheduled for major improvement and expansion), and the amenity space that opens onto the canal-side will allow for the future opening of the towpath, to promote links between nearby green spaces. At the rear of the courtyard is a raised podium deck, which is accessed at first-floor level and forms an additional landscaped area for residents, incorporating a children’s play area. In addition to designing a scheme which will contribute to the regeneration of the local community, Stock Woolstencroft have endeavoured to introduce a variety of sustainable elements into the plan: green and brown roofs installed across the development and canal wall will contain timber cladding to enhance the ecological value of the waterfront and allow indigenous fauna and flora to establish naturally. Furthermore, it is proposed that the biomass communal heating system will be fuelled by wood pellets, to meet the Greater London Authority’s (GLA’s) 10% renewable energy source target.
