£50million scheme plans to revitalise English seaside town 

London-based architects CZWG have designed a 173 bedroom hotel, 120 homes and 1500 sq m of office space to help revitalize a key part of Bournemouth’s Town Centre. The £50m scheme for Grosvenor and Tonstate Group proposes 5 new buildings around an existing multi-storey car park and shopping arcade, as well as a new deck of parking, the refurbishment of the existing car park and extensive new landscaping to the surrounding road and footpaths.

The development takes advantage of extensive sea views whilst negotiating level changes across the site of over ten metres and maintaining the existing retail and parking accommodation. The new buildings have been inspired by Bournemouth’s rich Art Deco past but create their own distinctive identity. The sweeping forms mediate between the curves of the neighbouring crescent and surrounding buildings and the orthogonal bulk of the existing car park.

Spanning over the entrance to the car park and fire escapes from the retail, the hotel is supported on raking columns and is clad with pre-patinated copper. Two apartment buildings are linked via single aspect maisonettes either side of a podium garden and are clad with white brick. The buildings conceal the car park and a reconfigured service bay. Stepping roof terraces provide generous outdoor space whilst the curvaceous balconies and organic forms offer a sense of playfulness in response to Bournemouth’s seaside location.The affordable accommodation has a more intimate relationship with the adjacent town centre conservation area and is clad with a more earthy colour of brick, whilst retaining the organic forms established by the other residential buildings. It hugs the curve of the adjacent footpath with views skimming across the rooftops towards the sea.

The planning application is due to be considered by Bournemouth Borough Council’s Planning Committee on 1 October 2009. Adam West, Partner said: “The Team has enjoyed working with Grosvenor to create this exciting scheme on what is a difficult infill site. Richmond Gardens will make a significant contribution to the rejuvenation of this part of Bournemouth’s Town Centre.”
