Quadrangle Architects' design the Discovery development in Toronto
Concord Adex has taken the lessons learned from developing the railways lands in Toronto, now a neighbourhood known as CityPlace, and taken them uptown to redevelop the former Canadian Tire warehouse site at Leslie and Sheppard. The site, 5.5 acres, is the first development of what will be a new master-planned community of 5000 dwellings on over 50 acres adjacent to the Sheppard subway line. Discovery will create a memorable image for the future community and provide a coherent urban context, replacing underutilized industrial land with a vibrant new community.
A 15meter drop in level across the site created a number of issues for access and address for the buildings. Quadrangle decided to celebrate the change of elevation across the site by creating a series of stepped terraces creating a new striated geology for the site. Buildings, pedestrian areas and landscaped courts are located within this geology creating a new topography and interior circulation pattern. The striated geometry has been carried up into the articulation of the buildings providing multiple landscaped terraces and a variegated silhouette. Discovery is an example of a new high density community being developed in the north end and construction will start in the spring of 2008 with completion in the spring of 2010.
