Short term let

855 sq/ft (79.43 sq/m) of ground floor commercial office space in a central London location immediately north of Blackfriars Bridge. The space will be offered on a short let of approximately 6 months from August 2007, subject to receipt of suitable references and accounts, leading to the landlord’s agreement. It may be possible, thereafter, for this minimum time period to be extended. The space will be let at a rent equivalent to £15 sq/ft/annum plus service charge equivalent to £4 sq/ft/annum, (totalling £8122.50 for 6 months), before the addition of utility costs and VAT. The sublessee will also be responsible for the initial legal fees required to draw up the lease. The office is ideal for a start-up venture or company wishing to develop a presence in London. It offers basic and therefore cheap accommodation and is located within a property owned and maintained by the City of London Corporation. It is less than a minute walk from Blackfriars mainline and underground station, offers excellent access to Brighton, Gatwick Airport and East Croydon, to the south of London, and Luton Airport, St Albans and Kings Cross International to the north. At less than one minute’s walk from the underground station, there is also excellent access to London’s tube system via the Circle and District lines and thereafter the Northern, Bakerloo and Jubilee lines just 2 to 3 stops away. The office offers unique views of the River Thames, is naturally ventilated, and is bright and airy. It is accessible 24 hours/day with a swipecard, and enjoys a concierge service during office hours.
