Magnusson Architecture and Planning, PC designs innovative sustainable and affordable housing for the New York borough
Located at 1070 Anderson Avenue in the Highbridge section of Bronx, New York, the proposed design of this Modern 8 storey is Art Deco inspired. Designed for New Destiny Housing this scheme will offer an innovative and affordable housing scheme. At 46,385 sq ft this community facility contains 11 studio apartments, 7 one-bedroom apartments, 22 two-bedroom apartments and 1 three-bedroom apartment , totaling 41 residential units.
The “L” shaped building, which allows the maximum amount of light and air to filter throughout, is architecturally sensitive to the existing buildings surrounding the site. This design not only allows maximum southern exposure and views of John Mullaly Park, it also leaves 6,308 sq ft of an open space courtyard for the residents.
Upon entering the recessed main building entrance, the ground floor lobby features an unobstructed view of the landscaped courtyard. To promote a sense of security, the courtyard was designed without any hidden corners. It houses a variety of plants and shrubs native to the New York area and, will use rainwater for irrigation.
Upon completion, the site will feature other numerous green initiatives, including green roofs on the 7th and 8th Floors’ setback, a generous fenestration to maximize daylight within the corridors and building envelope, a high-efficiency boiler on the roof, low-E thermally broken Energy Star windows, continuous exterior insulation (insulated cavity wall), low or no VOC paints, primers and caulks, water saver faucets and shower heads, Dual Flush toilets, CFL lamps throughout, and Kone Ecospec elevators.
This project will apply for the NYSERDA Multifamily Building Performance Program for New Construction, incorporating at least 20% energy reduction and energy efficiency options into the building’s overall design in order to fulfill the ENERGY STAR guidelines and the developer is considering a LEED Silver certification.
